  1. Where is River Bluff Estates located?
    We are conveniently located at the intersection of US Highway 14 & 34 and SD Highway 1806.  We are about 1 mile west of Perkins on the way to Oahe Dam. Our office address is 102 Telegraph Trail, Fort Pierre, SD 57532.

  2. Does River Bluff sell homes?
    We are a licensed and bonded manufactured home dealer.  River Bluff buys homes direct from the factory and passes those savings to our Residents.  Our homes are energy efficient, well-built and have many extras.  We sell homes within River Bluff Estates.

  3. Does River Bluff rent homes?
    All homes within River Bluff are owned by the resident.  River Bluff does not rent homes and we do not allow rental of homes.

  4. Does River Bluff provide financing?
    River Bluff works with five lenders who offer attractive terms and specialize in manufactured homes.

  5. What are the lot sizes?
    Our lots are very spacious.  There is plenty of room between homes for you to enjoy your own private yard.  Most lots are big enough to put a garage on.

  6. Can I have a garage?
    Garages are encouraged.  Advance approval is required and the garage must meet set-back requirements.

  7. Is water and sewer metered at River Bluff?
    No.  This is a big saving to residents. Residents pay the minimum water/sewer charge to Fort Pierre.  River Bluff pays the rest.  We are on the City of Fort Pierre’s water supply.  They have high quality water from the Missouri River.

  8. Who is responsible for snow removal?
    Residents are responsible for snow removal of their driveway and sidewalk.  The City of Fort Pierre removes snow from the streets.  River Bluff removes snow at the mail boxes and at the office.

  9. Who takes care of the lawn at River Bluff Estates?
    River Bluff will mow your lawn for no additional charge.  Residents are responsible to water, rake trim, and fertilize their lawn.

  10. Can Residents plant flowers, trees and a garden at River Bluff Estates?
    Yes – flowers trees and a garden are encouraged but do need prior approval from River Bluff Estates.

  11. Does River Bluff allow pets?
    We allow two pets per Resident.  Your pets must be controlled at all times.  Residents must keep their pet within their yard (electronic fences work great) or kept on a leash while on common areas.  Please check with us to make sure you understand all pet rules.

  12. Can I put up a fence?
    No, we do not allow fences as we mow lawns and that would complicate our ability to do so.  Fences would also limit our access to utilities that are located behind the homes.

  13. Can I have a shed?
    Yes. River Bluff Estates allows each Resident to have one storage shed no bigger than 12 foot X 12 foot.  Advance approval of the storage shed and the location is required.

  14. Where do Residents get their mail?
    Each resident has their own secure mail box.  Parcel packages can also be mailed from the same location.  The shelter we built around the mail boxes protects residents from the weather.

  15. What are your office hours?
    Our office is generally open M-F 8-5, but we encourage you to call in advance.  Please call Susan at 605-280-6791 or Jerry at 605-280-2320.  We are happy to meet you after hours if you schedule an appointment in advance.

  16. Do I need to complete an application to live at River Bluff Estates?
    Yes.  All residents and occupants over 18 who are no longer students living with a relative must complete an application and be approved by River Bluff Estates.  River Bluff Estates completes credit and criminal background checks on all adults as part of our screening process.

  17. Can we make our payments online?
    Yes.  You can make payments directly on our website.

  18. How much is lot rent and the deposit?
    Lot rent is $215 per month. Your deposit is $215.

  19. Can I pay my rent with cash?
    Yes but if paying in cash, make sure you get a receipt.  We are not responsible for cash left in our rent drop box.  River Bluff also accepts checks, money orders, credit & debit cards and online payments.

    No, but high-speed internet and cable are available via local vendors.

  21. Are lots for sale?
    Lots are not for sale.  We are a family friendly neighborhood where residents rent their lots.

    Each lot comes with an off-street parking pad for at least 2 vehicles.

    If you have an emergency call 911.  We also ask you to call/text Susan at 605-280-6791 or Jerry at 605-280-2320.  If we do not answer, please leave a message.
